I think there's a fine line between being a landlord and having a personal relationship with your tenants.

I will eventually be buying more properties to rent and want to build relationships with more great MN contractors.

Remember, everything is negotiable in any business relationship.

With a majority of all things being equal, I selected our PM with weight on that termination clause.Certainly put us at ease that if, for whatever reason, either party is unhappy in the relationship, we can cancel the contract. 

What most syndicators do is market and brand to raise awareness, build credibility and develop relationships.

I use non-traditional national lenders (private equity, Wall St money, insurance companies etc) that I've developed relationships with.  

Build some relationships and at the same time pay down the student loan debt.

Networking, relationships and reputation.
