The list can go on but I suggest create a buy box with what you want your investment to do for you and then look for markets that align with the criteria in your buy box.

I've been dealing with the big box stores (Menards, Lowes, Home Depot*, Recker and Boerger) and literally every one of them has been a big pain at times to the point where I'm willing to pay more to get reasonable customer service.

I have had people vandalize my machines trying to steal money from the coin boxes.

Ideally, after discussing things online, I'd like to make a trip out and see some of the houses/neighborhoods in person then make an offer if there's one that ticks the right boxes. 

Those who set it and forget it can find their listings falling down in their presentation order, whereas the active listings with activity on the app, great photos, nice descriptions and a full “ticked box” set of amenities rise to the top.
