As for tracking deals, seems there is only one way to ensure someone doesn't pad their bed here and that would be by posting HUD-1 statements or closed contracts.....I know I'm not going to make such documents public on the interent!

Build conservative padding into your calculations, tack on 5-10% to all expected expenses and see if it still works out.
