Investors BRRRR or flip apartment complexes in a very similar fashion as you do with SFRs....just with more scale and it's done on one location.  

My gut is telling me to go all in and ride the wave haha.

While it sounds amazing to be your own boss, work for yourself, etc... you gotta realize the path you're taking, and make sure it's a good fit.... now, I say this from a full gut/renovation perspective, where we go in and remodel up from the studs, so just be ready for a ride! 

We use common sense underwriting and as Account Closed mentioned..We look at clients that are strong and savvy in order for us to take a risk ride with them.  

Unfortunately I've found there is no substitute for good old fashioned due diligence.Good Luck!

Be prepared to ride out that storm.Run your numbers with 10% each R&M, Capital Expense, and Vacancy and I think you'll arrive at a very different outcome. 

Come to closing with a large down payment and ride it out for a few years or sit on the sidelines if you can't stomach it.

Do you mean at C-D it is a POS, or that you are more likely to get a ride with Richard Branson to Mars than find a good MF deal here in RVA?
