I vote no for single and multi units unless you're going to add nice ADU duplexes with the extra land, take advantage of the SB1033 ADU/condo and SB9 lot splits.

You have way more details about the property than the rest of us, but by the investment fundamentals, this is a liability, not an asset.

It's called piercing the veil.This may not apply to you since you own the home outright, but in today's market with the margins on properties being so thin I personally wouldn't want to assume the extra cost for only 1 property. 

I know it sounds simple on the surface but detailing out how this money is handled when things don't go to plan could become more involved.

Can I use Buildium for bookkeeping including tracking all transactions per LLC including mortgages and can it produce detailed reports at tax time?

Divide how much extra monthly rent the improvements may lead to into the $30k cost to determine how many months it will take to recoup the investment.
