The reason I picked this one over others is due to the following:1) Its syncs with Google/GMail & Calendar, and it has several "killer addons" for Gmail & Chrome, which is where I have all of my current contact info. 2) It only costs $15 per month, but, I believe that they have recently increased their initial price to $25.3) It's one of the only CRMs that is heavily centered around social media.

Your current plan is benefiting him while costing you greatly.

If you do the work before the property becomes a rental, it won’t be deductible but can increase your cost basis for capital gains tax.

But, if the cost is fairly nominal, maybe under a couple grand, and you have no experience in real estate, including owning your own home and hiring contractors for that, then it is likely worth it.I would always start with a deep assessment of where you feel you don't have adequate knowledge.  

In other words customer wants a spec house (at production hours cost) versus a production house, which if you are not set up for this, how do you price it as a non custom builder for only one home? 

Between them, it cost me about $70k.
