I'd give it near the end of the month prior, and let them know the exact date they have to be out.

You'll find a much higher percentage of motivated sellers that way compared to new FSBO's and then you can mail or call directly to them.

The amount you originally paid is irrelevant if you can show the current value is comparable to what is selling today.Emphasize the value you added to the property with the improvements you made. 

Either party can withdraw their offer/counter offer prior to execution.This happens pretty often in competitive markets and is always a bummer.

Only thing i feel is price range is very high specially if i compare with Dallas/Houston.

Affordable, especially compared to Bzn, right on the river, room to grow, etc etc!  

Also, keep in mind when comparing to other properties that you'll still have to pay for the paint, flooring, and other improvements, and your time may be cheep, but you have to value it when making your decisions.

However I have only lightly looked around on sites like Trulia, Zillow etc. and I have heard that they usually aren't the best resources compared to having a real estate agent with the MLS.

When first contacted I do review social media to help see if I can find anything to compare the data on the pre-screen application for errors which I have found.
