The police are still investigating, but it sounds like the tenant's daughter's friend's boyfriend (I know that was complicated) is the culprit.

There is a distinct area of our city the has a greater number of house fires and interestingly the police department crime map overlay indicating high crime rates is almost identical.

We actually had an out-of-town owner in the next unit who rented out to like 17 people in a 3 bedroom, and police and social services were no help because they said no proof that many people live there (could be sister visiting with kids, etc.).

In the city you're also paying an effective property tax rate of 5% and have to deal with the city BS as @Andrew Michael mentioned.The ordinances don't just hit you if the tenants get police calls now @Robert Fountain as of this year if they let weeds grow up on the sidewalk or the tenant puts their trash out early and you get more than 3 code notices in a year (very easy in a four unit building of subprime tenants - shoot we even caught a neighbor leaving trash in front of our building) and they fine you just like under the police ordinance.

I have been active in STRP scene and have even been to a couple meetings with Airbnb representatives to Nashville and they seem to have no interest in policing themselves.
