Cashflow, baby. 

However, as the economy is gaining steam, Florida is now the 4th largest populated state with many baby boomers retiring here, builders are starting to build again so lots will become in demand again. 

It was in terrible shape but the price reflected that and we enjoyed spending the 4 months completely remodeling it.Fast forward to today, we are moving to a new home because of a baby on the way but felt it would be a much better investment to rent it out as with the current market, we’ll make some nice profit.  

I know that most of baby boomers are going down south like, Arizona, Georgia, South and North Carolina, Texas, Florida, Oklahoma,etc and those becoming a renters markets.

Congratulations to you and your wife on having your newborn! 

If you hire a good manager, they will place good tenants that don't require constant baby-sitting.Some managers will call you about everything but I won't.

Baby steps are just fine - I just need to take positive steps.

It doesn't matter what she says now it will change when she has another mind making decisions for her(the baby did it).

Get a "baby emergency fund" as Dave Ramsey calls it, then a real emergency fund (six months expenses), then build your nest egg.2) Live below your means.
