We have a lease clause that plumbing issues caused by the tenant that are not the result of a mechanical or material defect in the plumbing material are billed to the tenant.

If a 10 year investment horizon is an issue than this is definitely not for you.  

This helps you because you'll learn from the more experienced investor, and you can help the other investor by making them aware of a deal they perhaps hadn't seen. 

What are the biggest challenges people have faced with this.

Unfortunately, the only way to go about this is the get the property rezoned and convince the zoning board of your proposed use.
