The Issue of DTI depends on your specific situation unless a person here is a loan officer and has reviewed your entire scenario, how you file your tax return, your rentals, and your income sources the answer you receive will be lacking.Regarding commercial they dont use DTI they focus on DCR or debt coverage ratio which is essence is another ratio that focuses on income to monthly mortgage payment as opposed to total personal expense to gross personal income (Debt to Income - DTI).Most commercial lenders will look at the systematic risk of your entire financial scenario not just personal or property, they call it "global cashflow."
