This is an an old thread but the reason why the cost is so high is the environmental issues , especially if there are wetlands or species of plants, reptiles, birds, or animals, which are considered endangered

If you have some sort of a competitive advantage/in for the construction process (maybe you're really good buddies with a logistics company, you own a small brick plant, etc) I know an investor who primarily does SFH/small MFH new construction builds (build-to-rent model) and sells them at the 10-year mark.

I would have quotes in hand to repair / replace tanks, field lines, complete fields and what ever backup plan you would need via the research through the city / county / state.If you need to replace what you have with a packing plant- if you can even put one in, figure $500,000 plus lines to the plant, and from the plant for the finished water.

@Dale Plant I can't explain exactly how it works here as there are entire books written on the topic but this is not just limited to RRSP money - it can be RRSP, RESP, or TFSA accounts.

It is close to a large chicken processing plant.

I was born and raised a Giants fan but now have deeply planted my routes here in Jax.

They also have a member planted in the front row reiterating , confirming and vouching everything the presenter is saying.

What I like about these areas is they are in close proximity to large industrial plants with many good paying jobs. 

Are you guys nervous about the Carrier plant closing in Indy?  

You save money because you don't have to buy them but you have to do the work that the farmer does like plant, prune, fertilize, de-weed, water and harvest (in exchange for the saving).It is up to each individual if they decide that the work they will put in equals or overweight the money they will save.
