So we hire a RE Broker after vetting several and they come back with a very nicely done video/vertual tour architectural rendering of what the home would look like after a 3.75m remodel.

I get it that u r use to ur area, and indeed local knowledge is powerful, but I do not really want to be the person that you and I both talked to previously on forum who makes Ok profit and stops there because he doesnt know there are places that are better than what he knows.

My most vivid memories are walking along the Gold Coast and body surfing in Sydney.2005-2008 (Seattle, WA): I spent part of my time doing RE deals, and the rest of my time pursuing hobbies and interests such as paragliding, programming projects, and some travel.2011-2012 (Delaware, New York, Connecticut): I did lots of back-road cycling, 8 Broadway shows, 1 cruise to Bermuda, 1 18-day self-guided cycling tour through France, and some ballroom dance lessons.

After property-specific marketing expenses (staging, photography, videography, floor-plan generation, print materials, print ads, online ads, dedicated website, email blasts, flyers and postcards, virtual tour recording and posting, etc), splits to my brokerage and cooperating broker/agent, taxes and overall business costs, I profit maybe 1% or 1.5% on a property sold with a 6% commission.
