I have had professionals come and groom the evergreen bushes, I think they contrast nicely with the brick.Here's the property.https://www.zillow.com/homedet...Normally I prefer to see the brush cut back, but on this style home, with the beautiful floor to ceiling windows it works nicely as as.From the outside it softens the lines and from the inside it provides privacy.Beautiful duplex in what looks like (from the pics) a nice professional neighborhood.If you were not selling, it looks like it would draw nice renters.Looks like a nice place many would like to house hack.If I lived there it would be hard to say no to a big patio out back, but numbers dictate these things, not desires.Good Luck!

While I think no one is worth $600 an hour to walk someone through a deal, I have made alot more than that on a hourly basis in the past, so maybe I'm just too soft, I think if you are teaching you aren't doing it for the money.

There are a lot of start up costs and also competition with the major soft drink companies. ( Stainless steel tanks, trucks, advertising, bottles, labels, marketing, health department regs, etc. )As I am an idiot when it comes to real estate, do you have to 1031 all at one time or over time?

I agree Detroit is Very hit and miss BUT if you know the right areas to invest in your sure to pick some gems , Im a native and grew up here inside the city on both east and west side ill tell you a few good zips and areas 48221, 48223 ( some of this areas stay away from Brightmoor ) , 48224 , 48235 , Palmer Woods Areas , Rosedale park area , Boston Edison , Midtown , Brush Park etc Hope this helps
