@Damon Bodine Shortage of labor in some places may be driving up compensation & causing buyers/tenants to bid higher - are you seeing more of any particular occupations in NYC that are either buying or coming back to rent? 

With housing shortages in many cities in the west, let's go for one company owning 80,000 properties PLUS 20,000 investors owning 4 each.

Today, we are in a housing SHORTAGE.

Food and gas shortages.  

For instance, if there is a housing shortage and new policies are put into place that make landlords sell their rentals or convert them to Airbnb rentals - the policy won't fix the problem.I agree that this politician - is she a city council member? 

Residential real estate makes a good combination with residential property management, and there is a real shortage of good property managers.

Or, if you own the seller less than they owe on the underlying loan, they would have to come up with the shortage.

If they have no shortage of buyers, they may stay firm.
