Sorry for the shouting but you are looking at potential financial ruin by buying an occupied rental property and you have no idea if there's a lease, what the security deposit is, if there IS a security deposit etc.Let your Realtor and seller know that you will NOT be closing on this deal, in fact you don't even want to discuss a closing unless you have the following:Seller's full cooperation for the duration of the deal.Signed estoppel letters from the tenant that you personally witnessed.

While I don't believe in raking a little ole widow over the coals there are those homeowners who have been quite derelict in their homeownership responsibilities and commitments and frankly have let the home fall into ruin and haven't been diligent on their financial contractual responsibilities.

this is something we dont' want to talk about on a public forum.. the Nigerian scammers and other off shore folks we will start to ruin our day.I now will not send wire instructions without following up with a phone call to the title company to run through the account numbers for accuracy as scammers are rerouting title company wires. its  HUGE deal and whats going to happen is everything is going to go back to the stone age..

In our residential units we strive to have them leased before they go vacant, but every once in a while you get a curveball ... all of our curveballs have been tenants we inherited when we purchased a property.Our current situation were long term Tenants (9-yrs) who bugged out and left the unit in a terrible state: ruined floors, broken doors, missing light fixtures, etc.

Did the renter try to contest withholding the deposit.I just had tenants move out at the end of April who basically ruined the finish on the hardwood floors in the foyer and living room in a unit (leaving snow covered boots directly on the floor).
