They are all very different, replacement parts can be a headache, rust is an issue, and values swing wildly up and down depending on the type of owner you're doing business with.From a buy and hold perspective, houseboats usually don't make a lot of sense, although there are some exceptions to the rule, just not in Portland.

Thanks Jon :)I'm at $1.3M for a 10,000SF tilt up concrete building on 15,000SF.Putting down 10% on the SBA loan and my company will occupy 100%.Visible from the highway (I don't care particularly), and 2 blocks from the onramp/offramp.Residential on the other side of the street, and mostly grubby warehouses around.

It seems that with how slowly land seems to sell, there wouldn't be any of the "wild west hunt" for good investment property and instead could be carefully calculated for lowest construction cost, highest durability/energy efficiency, etc. making sure it is a good solid asset with very low maintenance.
