Bigger problem. 

Huge waste of time and money, and although money is a renewable resource, time is not.....Just my $0.02

You can start of with a turnkey that can use a light rehab to help you build a team and establish a foundation to than get into bigger projects. 

I won't shy away from rough neighborhoods, but bigger margins are needed to move them fast. 

Cash up front would be a bigger requirement for STRs too so it's not a "cash-flow" method, it's just your moving cash around differently.
