For this particular job there is no pressing time frame as each panel upgrade will be support a Split HVAC that can go in anytime prior to summer as the units have a working heater. 

Other than that if you are hard pressed for time to manage your rental and want exposure on major sites Evolve is great for the cost. 

Those spots are being redeveloped and thus commanding higher rents and people were furious calling the press, lawyers, they picketed outside their complex, But in the end the property owner defended himself saying he was within his rights to increase the rents and You are within your rights to charge what you want for rent, You give proper written notice of increase per the lease terms, He can decide to stay or not.

If you have the assets, you'll be able to find a lender and get a line of credit to do the flips, otherwise, you may be hard pressed to get much done. 

In fact, I think you'll be hard-pressed to find anything under $100k in the far West Valley except in an area you wouldn't likely want to be, where flipping wouldn't even help. 

In my location I find it hard pressed to drop below the 1% but again that's rule of thumb.
