You need to go talk to lenders to get one lined up and to find out their terms and how long it will take them to refi for you.

Roof, all plumbing, all electric, all HVAC, all gas lines, adding bathroom, moving walls, all windows, huge deck addition, drywall every square inch.

Dunno...Unless there's some "magic" way to find such properties other than by checking the public records available on line (go down to the courthouse or recorder's office?)

I believe they are Lowes in house brand.I use the same lights in 21.65 inch, item #0442144 with 2400 lumens in my garage and back patio.The line is dimmable and great with a LED compatible dimmer switch.They are fairly cheap in my opinion, especially if you're replacing the fixture anyways, and considering longevity of LEDs.

I think the bottom line is always be clear with what money is going where.

It's a stand alone 900 sqft 1 bed 1 bath plus a bonus room unit to become vacant at the end of the month.

(Ex: 3 bed 1 bath in your local town, be specific)Have you been running calculators on every property that has potential? 

I can make arrangements to get to a property that is not on a bus line but I want to make sure it's worth the trouble if I do.

But, be careful in your assumptions, you can't expect others to be your clone or be in line with your personal views, it's a business and you're dealing with the public.
