I would like to invest first in a mentor, because to me that would be the most worthwhile education in the long run, am I correct in thinking this?

Suffice it to say it really doesn’t matter what we-the-neophytes wish to claim we know or are party to...leave it alone and let’s focus on something worthwhile. 

I don't want to pay $3K for a training to find out that it may not be worthwhile pursuing.

It may be worthwhile seeing if you can locate a BPI or RESNET home contractor to look at the property with you and suggest ways to improve the energy efficiency (which would translate to cash flow).

$1400 per year is more within my current budget (and may be more worthwhile for a 'part-timer'), and I'll do a bit more digging locally to see who would potentially allow me to 'work from home'.

There are certainly long term capital expenses one has to deal with in an older home, but the small details that remain, and the sense of responsibility to history-as well as the cash flow-can be enough to make the whole thing worthwhile.
