Any thoughts on going for a regular traditional buy, or foreclosure buy for starters in the business?  

One thing I would say though is that I don't believe that MLS is a non starter.

For starters, I use Quickbooks to track my financials.

I also look at it as a good starter home to get into the industry with in a great neighborhood that will only appreciate.

I'll have some starter questions and let the conversation flow.

For starters if the bank says its worth $102 they won't do a mortgage for $198.

I have read the Ultimate Beginners guide here on the post anything else for first time starters!

My partner (Ginny) and I are focusing on "starter homes" on the North side.

Arkansas seems to have good appreciation along with low median house costs so it seems like a good starter market for a newbie that doesnt have a wad of cash to put down.

So I will be walking the property tomorrow to see what it is like inside the home but yesterday I went to drive by and see the area around it.So a little about the home first:Just over 1000sqft (decent size starter home I think)asking price is high given the condition it is it so shouldn't have an issue getting the price that would make the deal workVery outdated homeEssentially no kitchenRoof and exterior seem to have been updated in the last 5-7 years (will find out tomorrow)Has a two car garageVery little yard.
