Sounds like you are only speculating that the Sellers might've dropped the price, and that the "confidential details," divulged to the seller's side, undermined your negotiation. 

If you buy in a high appreciation market, you're not investing, you are speculating.  

It was more of a general question about evictions in the philly, and right now it would be foolish to speculate on what the eviction process/timeline will look like in X months.

All I'll care about is the fact that the properties cashflowed, the tenants paid them off, they were (relatively) easy to manage, and they appreciated at a decent clip.That's why I'm always looking for deals, and I'm always going after deals--regardless of speculations about the market.Now, having said that--I do agree that there's a good chance prices will come down in the relatively near future (and already are coming down in some areas)...but, I just won't let that deter me from buying a deal today. 

I am willing ot gamble that no left field event can possibly occur in the future that would change my situation enough that I might need to sell.Just on those 2 it's speculative and high risk investing, again IMHO.

You'll make all your money off speculation/appreciation.

Are you looking for stable cash flow or speculating on gentrification for equity gain?

I think for Americans it's a mistake to speculate based on currency exchange rates and how they may make properties overseas look cheap.

The difference to me is investing versus speculating.
