How can one lump million+ luxury housing into same bucket as $100k+ entry level housing, and all items in between, and expect to get any accurate read of any kind?

Anything under $3000/month for an apartment or $5000/month for SFR I wouldn't bother, since 99.9% of the population lives with a standard wall-type shower head anyway.Rain showers, body sprays, etc look great, but are definitely pricey, luxury features that should be reserved for pricey, luxury rentals.And while I'm sure "the ladies" may like the rain shower, I do also know that my wife's #1 complaint about showers is lack of water pressure (too low, and shampoo becomes really hard to rinse out).

Another market I’m in is InclineVillage in Northern Nevada of #LakeTahoe which draws a very high end luxury, second or vacation home demographic.  

Volume will decline more, high end/luxury segment will continue to bleed in this python economy, until the "cure" is introduced.

Turn it into a Luxury Wedding Venue: Given the town's popularity as a wedding venue location, converting the house into a high-end wedding venue could be a profitable venture.

I listen to some people who make six-figure salaries tell me they will never be able to afford a home - well that may be true if only a luxury home in the most expensive neighborhood will do (all the while paying high rent to live alone).

Do you think it's vulnerable to the whims of the luxury market?

Now, it rents for around $1,900 EACH.The block had been cleaned up for about a decade now and there are so many new luxury developments that the whole area has transformed to more wealthier families.Each one of the neighborhoods I bought in were fringe but transforming at the time.
