Hello, I am a software developer and I have a data science friend who we want to team up on making software in the real estate niche.Tell me, as a real estate professional, please dream of your ideal software. what kind of software or software feature do you wish you had or wish that can be improved upon.

So are investors just doing this illegally, assuming their loans will never get called...or is there something I'm missing?

I assume that I don't actually have to pay the capital gains until the principal repayment exceeds my cost basis, which on an amortized loan would be quite awhile (assuming they don't refinance and pay me off altogether).

If the account executive or loan officer is constantly saying, "Let me circle back with you" or can't answer underwriting questions, then that is a problem.

Find a property you’d want to own where the owner is willing to sell with owner financing or subject to an existing loan.

I want to use my expertise for my father and stretch the dollars to make additional changes like new front door, adding metal awning, and generally improve the street appeal. 

Hi Charleen, I have relationships with several lenders on the island (and they speak English) but getting a loan for an investment property is very different that on the mainland. 

I've considered different options, such as refinancing this home to make the land a separate transaction or even selling my house to build a duplex, (since I am not sure if I will be able to get financing for the construction project if the land and this current home are on the same loan).

Anyone know a way to get a loan to pay the taxes?
