Family side there was some strain =)  I want to be the sole decision maker on this next one, which is why I didn't really want to partner with them.My original thought was to pay them 10% interest on the amount borrowed plus 15% of the total profits, so it would give them equity interest in the property but that gives them no collateral still.

Even the folks that sell Memphis on BP will acknowledge 35k is not a consistent money maker.,  And from my experience owning hundreds of Mid west rentals and maybe 50 rentals in Portland OR.. cash flow is much more consistant on the west coast and repairs are less and we don't have the out right thievery that goes on in the mid west cash flow markets.

The area is expanding, new hospitals, new indoor water parks, reasonable good shoping (100 Outlet Stores); most developments have recreational facilities that families find attractive.

I don't have any rehabs going on right now, but we do have a "shelter in place" order here in NY, and they warn people over 70 should particularly should stay indoors, and as I am, will stay indoors.

-Water lines: yes, this can be a problem, so be sure that you disclose clearly in your marketing AND your lease that the ice/water maker on the refrigerator is "as-is" (if this is your approach.)
