I just don't understand how a landlord can be FORCED to rent to someone...no matter how great the tenant is, why would a landlord bind themselves into that?

Make them show written proof of this "frozen accounts" from their bank.I don't believe anything a tenant says unless they have third party proof.Never use a deposit for rent,that is for picking up the pieces if they leave you in a bind and your property unrentable for days or weeks.

This binds them to the move-in date.In other words, you can have them sign a contract today that says the move-in date is August 1st.

@Peter Vekselman was not insinuating your a wannabee wholesaler my point was I could see wanna be wholesalers not running title and getting fubared at the end.I just bought one in Charleston again exact same issue.. wholesaler brings it to me... we decide on price.. only to find out the lady owed more than what they were selling me the house for .. they were bummed what they thought was a fat deal turned out not to be I still bought it but at my terms not theirs.
