Pandemic is affecting everyone, and you're going to have to wait or face the perfectly reasonable consequences of illegal self-help eviction.If you're willing to "take the risk" of blatantly illegal and unethical behavior, don't drag the BiggerPockets community down by asking for additional illegal suggestions. 

There is always a collective "belt tightening" in January as people come out of the holidays, check their credit card statements, and promise to spend less, only to go back to their old behaviors a few months later.

We have to help each other in any way possible, and change tenant behavior.

We do mostly retail, some behavioral health, hotel, apartment building, etc...

In my experience, most landlords do not charge a sufficient enough late fee to discourage bad behavior.
