Of course, before that, you will inevitably need to spend a lot of time (self-disciplined study) to learn Real Estate Investing and when you are ready to take down a small house (4 bed or something [rent rooms to your friends or other students) or a small multifamily), you will be a lot more confident to do this.

Yep ..When you buy the 3 bed house for 10 grand and get 600-650$ a month on it ,it’s really hard for even an idiot like me to screw that up !

I’d be unnerved about losing 500$ a month If your going to Subsidize their rents they can Atleast pull their weight around the place instead of just sitting around watching jeopardy in their craft- matic adjustable beds  .

If they are not for the area then it could be wasted money as they just move to another property with water included.The engineer for the water department typically has statistics on what the AVERAGE water usage is for 1 bed, 2 bed, 3 bed units.
