@Jolene Blackbourn go Google Consumers Reports, which pretty much advises against all retail warranties.Majority are setup to string you along and wear you out, so you have the work done, which then negates their coverage.

I would prefer to keep the tenant than to find new tenants so weighing what is the better option and what others have experienced.Thank you in advance!

Did you review the property condition reports beforehand?  

I'm hoping to start off by rolling it into an LLC after closing but have never done anything like this before.If anyone has any advice or can point me in the direction of a good Real Estate CPA, I'd greatly appreciate the help.Thanks in advance

Account Closed maintenance is the biggest challenge in the PMC industry.Never fast enough for the tenants, or cheap enough for the owners.Time = money, so most PMC's charge for drive time or they charge a minimum trip fee.Another challenge is figuring out what tenants report for maintenance issues.
