I have basically 1) rewarded poor tenant behavior 2) tenant has no eviction on their record making it more challenging for a LL to determine that the tenant has been paid before and seeing it worked so well is likely to repeat the same $hit.  

As mentioned unless you are extremely experienced those throwing offers out there to see what sticks are typically wasting peoples time.

Additionally, when looking at cap rates, people often compare them to interest rates.

These reasons are pushed to "the regular people" real world wealthy people I've see don't worry about it.

You only need base hits repeated over time in order to become wealthy.

I owned multis in residential zones where people have home based businesses, successful, then hired employees.

Your muscles will be sore every day, you will see people doing much better than you, and you will constantly fail.

People aren't that dumb, they can see the potential.
