The water used to extinguish the fire can cause more damage than the fire itself especially if the structure is not immediately remediated properly.Fire restoration- make sure anything smoke damaged that is not burnt be sealed with an appropriate smoke seal product.

Account Closed  not sure were you are learning your real estate but your advice is not correct. a note holder cannot withhold payoff demand if they do as everyone above who is quite experienced have said there is remedies and damages that can be assessed..just a pissed off note holder who does not understand they do not control the deal anymore they are simply a creditor.What the OP may find out though with fee's and such there may need to be some cash brought to the deal to close  IE Seller will need to bring in some money... and Sellers usually don't have it.. so you will decide if you will pay a little  more for this deal.
