I'm in Cedar City UT, and I'm hoping to connect with someone with experience with mobile home buying and selling in Southern Utah.

There are a couple of lakes nearby and a lot of people visit the area for that.Some of the options I have considered are:-Building boat storage on the the unused lot space (moderate initial investment, low return, fairly passive)-Mini storage units (high initial investment, moderate return, needs active mgmt)-Placing 1-3 mobile homes on the unused portion of the lot (high initial investment, moderate return, fairly passive)Any ideas would be appreciated!

Many of the mobile homes are 2000 or newer. 

I own a modular home used as a rental and did extensive work on it (water/termite damage) and was pretty impressed with the quality of build.Most municipalities lump mobile/manufactured/modular homes all in a clump but while I don't buy manufactured homes, I would readily pick up another modular one.

Look for niches that have long term demographic tail winds behind them; rentals in general, multifamily, self storage, assisted living, mobile home parks, etc.
