Assume a near full gut job, repainting, vinyl flooring, newer appliances, some faucets, a shower head and new toilet, change a countertop or two, some pre-fab kitchen/bathroom cabinets, maybe throw in a broken window and screen replacements and some minor plumbing and electrical repair?

Also The counter tops are not granite and all the houses in the area have granite counter tops so I will include those anyhow.

You typically need to frame the vents in.4) Hardwood costs seems low but maybe you are only doing a small rooms worth5) Counter top installation is a bit off in my guess but maybe you have a small easy kitchen6) Appliance installation is usually carried out by the vendor you bought it from and it is not usually 10007) Door knobs seems a bit low unless you are only doing a few8) Backsplach material seems low as wellOutput is visually fine but I have many questions about inputs and if they are off then your outputs will be off as wel1) IRR looks suspect as well.

I'm a contractor and doing the work myself, $9,000 and 4 months later, new bathroom, 40% drywall replacement, painted the solid wood cabinets, new tile countertop & mosaic backsplash, all tile floors, new plumbing and light fixtures, washer & dryer hookups, new windows, new baseboard heaters, doors & trim and a wall tile design for good measure.
