Despite a superior product and optimal skill set so many things can still go wrong.

I don't believe my area is optimal for wholesaling and I really want to get into buy and hold.

@Matt Cramer You're best option for generating motivated seller leads in opening a conversion optimized website and working diligently, on SEO, Google Adwords, Facebook, Bing, Yahoo, etc. lead generation.

Without optimizing all three, it's a tough business...and without many thousands of mailings, you can't optimize.

Sorry but I don’t share the same optimism as you about the San Francisco market, at least for condos - rents are going down in the last 1-2 years according to my property manager, my condo value was flat / declining, I never cash flowed due to high mortgage and HOA, and QOL in SF is on the decline IMO. 

If restocking your dry powder is the most optimized for you or paying down a higher rate debt, it's all good. 

The goals are completely different.In one you are looking for optimal ROI. 

The last thing you want is to find a killer property and have to scramble for money at perhaps less than optimal terms.Jeff
