The market place on bp; other real estate investment websites such as connected investors, backpage, your REIA group & fb still has pull contrary to popular belief.

I personally have never used a mailer and just do online marketing with my website because SEO is my specialty (and its free besides purchase of domain/hosting).Also last word is don't get discouraged if this is really what you want to do.

First I'd look them up on your states regulator website and also the NMLS (google "NMLS license lookup") If they don't show on those sites put a complaint into your district attorney.

Someone who moves out on day 336 a few times could likely be banned by HUD, no prosecution, just banned from secondary market loans, not good.....unless they have a reason like moving due to employment or other issues as there is the intent to game the system.

I have use people finder website but I only get a phone number that is out of service and same address .

I know there are websites like vrbo that can help rent the properties but I would like to know if it's a huge hassle to manage one and if weekly rentals tend to cover the cost or if it's more for personal enjoyment?
