I would not trust an average number.This will be very specific to your management, your lease, your leased property, the area etc.Some people have made money, but I've not heard much about arbitrage lately, and some have lost money and not honored their lease.In general this is just a job and not an investment, so it's widely discouraged in this forum.

I currently live in and operate 1 STR in the area and as a real estate agent I've helped people buy lots of STR properties from Perdido Key to Panama City Beach.1) The STR market here is congested and there is a lot of competition.

After she passed it became a rental to a slum land lord and after one of his tenants destroyed the property while having 8 people living inside it's 950 sq ft, he and I had a conversation and I bought it from him as-is for 69,000 and he didn't have deal with the mess they left.
