Not sure if this can be useful to people, but here's a heatmap I made showing the concentration of flips in Tampa, FL as of last month..the the more Orange/Pink the more flips that are happening.

My goal is to learn about multifamily properties in my area (LA/Orange County), find and work with a mentor, and invest in properties with 2-15 units. 

Is your property in Orange county Florida or is it in Osceola Lake Polk or Seminole county?

I am fine with many areas in Newark, East Orange, and Orange, but you have to know the blocks very well.

Question is there to buy or sell: My long terms goals are to accumulate 5 -7 SFRs in the southern Orange County, CA area so that i can retire from my portfolio of SFRs.

I am getting ready to list my first rental in Orange Park, FL in the Oakleaf area.

They bought the deal in Orange County, I partnered with them because I had the deal and we figured out our own splits..

You can't compare it to other "thoughts" on this site because than its oranges to apples.
