I imagine that the action of mowing the lawn will grind up the poop for you and turn it into fertilizer?

I run an investment and PM business in Jax now but started out self managing as a side-hustle to my former W2 grind.

If there are no signs of foundation damage or leaking you can have it removed and grind the top of the stump down 4-6 inches-mulch over top or plant grass or flowers.Unless there is known damage, it would be best not to dig the stump out as it may cause more problems.

Not only does the tree have to come down and the stump ground - and you have a massive grind there - but the roots under the drive way will rot and eventually collapse where the driveway is, so to do that right you really need to dig up the roots at least at the driveway.

They definitely let me know frequently about the train noise and I did everything I could to make their time there tolerable (white noise machines, Bose Sleepbuds, etc). 

I also provide ear plugs and white noise machine for lite sleepers. 

Since we've lived here, they constantly have other kids over blaring rap music, smoking and drinking in their front yard and overall causing perpetual noise disturbance.I look at all of this through the lens of an entrepreneur who has to do what is right for his business.  

On the bright side, if you can stick it out and grind *hard* for 5+ years, you should start to see some referrals and repeat business - but you have to ask yourself, "is this the best use of my time, money and effort?"
