Deeper value add at this stage in the cycle IMHO is akin to what we saw in 2007/8.

I'm new to investing and still in the learning stages.We are in the early stages of building a new home and had originally planned to sell our current home to make the down payment - otherwise, we don't have the cash.I'm now considering simply taking out a home equity loan on the current home for the down payment on our new build.

We are just in the beginning stages of getting the purchase agreement drawn up by an attorney.It also comes with a 2 door garage (filled with junk and broken windows).

Can anyone tell me what is the total cost to the stage and carry including all expenses for a short term rental if I sublease the property for :3/2 SFH2/1 SFH1/1 apartment.Very much appreciated

I would say we are in the early stages of Phase 3 of the cycle, but we should be further along than that.

I am still in the educating myself and networking stages, however, Real Estate Investing is something I am going to make work me and my future no matter what.

Located about 5 minutes from a nice elementary school in our district and literally 2 minutes from the highway.

You can have land entitlement investors for one stage, new development investors for another stage.
