I was not big enough to be making 2 to 5 million dollar loans.. so many of those people lost them.. and this current crop of syndicators who have been scooping this stuff up.. this is where it came from.. there and mismanagement of course you can always count on mismanagement to run a MF asset into the ground LOL and create a buying opportunity for the next group or investor.Or they bought low C and had no clue as to how to manage that tenant demographic and they got schooled.

@Marco Santarelli The deals I am doing in SAC I would consider C neighborhoods and the same as most neighborhoods in the mid west that are sold turn key same demographic by and large.. the major difference I see is we can actually sell a home retail I these areas I put one into contract yesterday 10 days on market not a bidding war but we got full price. .. where as in the rental heavy parts of the mid west the exit is generally to another investor.. very little retail activity.. so the liquidity ( which for me is very important) is much better on the West coast .

Trash, landscaping weeds in the sidewalk cracks, the appearance of people hanging around, Are all subjective and difficult to add to a formula.Some things like; the types of cars in the neighborhood, crime statistics, Populations growth or decline and other various demographic info, Permits for new construction, forecosures, etc etc while quantifyable are not easily and consitently found from a relliable source.
