I had already started demo and told him he'd have to wait untill the house was renovated. 

I agree with you though, tenants seem to think that demo is free and it can actually add up sometimes (like if we had to replace drywall behind the door once we removed it).

That way our cleanup is minimized before we start the demo as we are a fix and flip company exclusively.

I have a 39 year old 14x70 that needs about $8,000 in repairs. I'm thinking of replacing it with a 1990 or newer model. Does anyone have a ball park guesstimate of what it would cost to have the current MH demolished ...

So after you refi, you can buy a house that’s big enough for a 3/3, then big enough back yard to demo/build your detached home, and pool/jacuzzi.

Installed all new tile throughout, remodel 2 bathrooms and a kitchen completely (new tile, tub, shower, appliances, cabinets, counters, etc) and new Dade impact windows (I count 12) and impact doors (3) and a new central AC unit.Sold for 208k.Say they accepted 20% as their margin, that means they did 2 new bathrooms and a new kitchen (appliances/granite) and all new floors and all new trim and all new paint (interior/exterior) and all new windows and doors and a new central AC unit and clean up exterior and permits and demo for 21k. 

Demo out all the fire damaged materials, then do some additional meditation like running ozone machines to kill any remaining smell.
