Since we declined to renovate the basement the tenants now want to put down a roll of carpet for some padding and maybe hang some nice fabric on the walls to cover the insulation and wood studs so that they can create a little play area for play dates at their own expense.What do you guys think?

im sure there would be a limitation, but to make someone whole it needs to be fair, and the award may be for more than you may expect, WI is a pretty LL friendly state for the most part, also keep in mind no one is proving the actual cost, and carpet and pad as well as installation costs have a wide range of prices.

Check craigslist, Zillow rents, Pad mapper, rentometer, etc, along with local property managers.I get solid, year-round tenants but not the rent rate I need for that home (I lose about $160/mo plus vacancies and repairs).

Stick it in a padded envelope or small box, so it's considered a "package" by USPS.You can't buy tracking for a letter online, which is why you have to go through this right now.

(Avoidance is legal).Essentially you are padding your tax years to seek benefit, and that has to be illegal.Plus, it's documented "none of my tenants paid December rent on time, but they all caught it up to date in January"....yeah, not happening.If you know that 7 months out from the end of the year you have a problem, I would look at other solutions to reduce your impending 2015 tax bill.
