There are decks with stairs attached to the back of the building for use by tenants.  

We want the mobile homes in good condition, lawns mowed, decks painted and fixed, ect.   

Some of what you say would be better handled buy the trades themselves, a bad roof with mold in the attic is likely one issue needing roof replacement, get a roofing estimate including wood decking because if it is deteriorated it needs replacement (inspector report should make this clear). 

The current condition is HORRIBLE, it needs a roof and when I say roof I mean it needs trusses and decking. 

The sliding door to the deck will also be adjusted so it fits flush against the door frame and is not exposed to the outside.

From what I have seen, it involves a fortune teller and a deck of cards :D

I sent out postcards last week for absentee owners in Denver who were late on their property taxes and I received a call from one guy today who has what seems to be an interesting property, so figured I'd throw it out there and see what you all think.The owner bought the property in August for $99K and he's put about $40K into it (new roof, new deck, new heater, etc.).  

I mean- can you say sipping Champaign from your new cabin deck or hot tub?? 

It's a valid point and strict camping isn't our focus, more glamping w/ amenities that include wood fired tub/sauna, decks w/ views, etc.
