There are lots of variables here, but you'll be hard pressed to find another deal like that in the mid/north Ogden area again anytime soon. 

I think there's a lot of truth to people who bought in the last 2-3 years and needing that occupancy and rates to make the note are going to be hard pressed for a couple of years.

From what I have seen, this appears to be the first real press push that I've seen.  

I would guess you'd be very hard pressed to find a hard money loan at less than 1.9%.

You would be hard pressed to get a net of 800-1200 a month....??

For example, they say no but you ask "what if I build a bus stop (bench, sign, some shade) in front of my building."
