If you are attracted to them because of price point keep in mind many properties are cheap for a reason so you really need to drill down on the area including searching crime reports etc, check property history, do due diligence on the company including the principals.

@Jon AbadiaScott gave some real good info.In addition to making sure the numbers are right.I would also make sure that you understand your location, just knowing what kind of tenants you will be attracting is important.
