Some of it will be a judgment call- what grade of flooring to get, whether to have downspouts re-routed, trees trimmed, etc.- my plan is to do all the “musts” first and leave the more subjective stuff to the end.

Currently I owe about $163k now so I do not have much equity, although I have made many upgrades like wood floors in basement and dining room, paint, trim and landscaping plus fence.

Trim are full of lead paint.

Paint -  Sometimes you can add some serious color by just painting the trim.  

I have one in my rental but I have wood trim, ugh.  

But a few years later we bought a 2008 F250, 8' bed, XL poverty trim, white work truck.

The exterior was light green with dark green trim and the interior smelled like old food.

You'll pretty much see the same stuff over and over again; granite counters, Home Depot kitchen cabinets, pergo, berber, or tile floors, tan walls, white trim.

They have a cookie cutter approach and everything else gets trimmed away.
