Many prices of land that are cheap (especially in California) are cheap because they won’t pass a perc test for septic system, or they have endangered species restrictions and require expensive mitigation fees, you want to check for protected trees and plants, wetland restrictions, and you will want to do a geotechnical report to be sure you can get a foundation on there.

That's exactly my point.Plus, it should be obvious--especially during the economic conditions of today--that plant closures, layoffs, and other job related changes (like relocations) are affecting small and large cities alike--albeit not necessarily to the same degree.

We xeriscape  the front yards on our sfr's(rocks, gravel, flowering low water desert plants, bushes, drip systems)  and  leave the back yards to the tenants to care for.
