The Seller marker is starting to cool off, the property has been on the market for 60+ days, for me, I would have him come down on the price and if he refuses, I would go back to the table double/triple check my numbers and if they don't work, walk away, let the seller know it's not a workable deal and if he changes his mind to let you know.My 2 cents

Others actually 'install' and are hard-wired....neither require the flue to be plugged, so the fireplace could be made workable easily at a later date.

**Property package: Pay the price of one property at asking price with fha (or conventional) loan, seller agrees to deed both/all properties to me, 'subject to' me using instant equity to pay the remaining price for the remaining original asking balance.Is this legal & workable if the seller agrees?

You can literally buy your long term wealth so long as you have the down payment and closing costs, have a debt ratio that is workable to start with and have a decent credit score, usually a 660 or higher.

So, this is workable but is less efficient (and likely more expensive) than having everything within one firm.That said, if your non-RE business does not have a lot of industry tax specifics, it's quite possible to find a small firm or even a one-person firm qualified to handle you entire tax situation.
