I would never put my money into a shrinking population base. 

I partnered with a friend on this deal, he put up $20k and his contractor knowledge and I the rest of the money to complete the work.

For the most part, most lenders are going to be relatively close in cost assuming we are talking about a straight forward loan product, we all borrower from the same pool of money to make these loans. 

Residential loans where borrowers do not need money but want the money (ie. they could have paid cash but want to have some leverage).AVOID:1.

Or you want to spent the time, effort, and money to try and self-source an off market deal here.  

My plan is to take the next six months to try and learn as much as possible about multifamily real estate, while also saving up money to be able to start a career in brokerage.

So if they can get guaranteed 5% interest in an account they can get their money out of at any time they’ll want 8-10-12%.
